Shanghai Disney is the first Disneyland in mainland China, and it opened mid-June in the Chuansha township in eastern Shanghai suburbs. For pricing on land, location is key. Land values near the theme park rose by 35 percent from January to December last year, according to a report released by real estate information provider Mingtiandi in early May.

A market analyst said the reason why COFCO Property bought the land parcel for 235 percent more than its initial bid price is partly because of its location near Disneyland. But not just land price, data from Lianjia.com, a real estate agency company, shows current average prices of secondhand homes in the region also have risen about 50 percent in the past six months.
