Housing prices surged in China's largest cities, including Beijing, as eager buyers snapped up posh homes to improve their standard of living. From the capital city to the southern hub of Guangdong, both the ultra-rich and the rising middle class got in on the action, buying luxury villas and causing prices to sizzle. But not everyone is feeling the heat – in smaller Chinese cities, markets have remained lukewarm.

Beijing was home to the most dramatic market upswing, as housing prices rose seventeen percent in the third week of July, according to data from Lianjia Real Estate Agency. One-quarter of the week's sales were worth more than 8 million yuan, or US$1.2 million, up twelve percent from the previous week.

Luxury villas have become a hot item in Beijing, and not just for billionaires. Data from real estate firm BA Consulting and 5I5J Group showed that 3,300 villas were sold in Beijing in the first half of 2016, a 45 percent increase from the last half of 2015. Most of the high-end homes were sold in the suburbs of Shunyi and Daxing, home to many wealthy residents. But BA Consulting vice president Hu Jinghui says that China's middle class is also increasingly interested in luxury housing, spurred by increasing income and changing lifestyles.
